Park Rules
We pride ourselves on the family atmosphere at Tall Timber. In order to maintain a level of safety, comfort and welcome, we ask that all tenants and guests observe the following rules while at the park.

A ‘quiet time’ is to be observed from 11:00pm to 9:00am. Please respect your neighbours.
The speed limit on all Tall Timber Lodge roads is 15km/hr.
Trailer sites are for the exclusive use of your immediate family and are not to be rented or loaned.
All vehicles and equipment must be parked on your site and not left on the road. Guest parking available by pool.
Tenants on back-lots must not cut through waterfront lots unless permission is obtained from the neighbor tenant.
All tenants are required to haul their own garbage to the municipal dump.
Campfires must be confined to approved fire pits and carefully supervised. Please ensure all fires are doused with water before being left unattended.
Do not drink water from any building or outdoor tap, including bathroom taps on the property. Water may be bad for your health. Tall Timber Lodge does not provide potable water. Drinking water is available for purchase at the convenience store on the property.
Roads throughout the parks may be closed for a brief period in the spring when required to avoid rutting and damage to the roads from the frost.

Use of ATV’s must be strictly confined within the hours of 10:00 am and 9:00 pm. Noise levels must be acceptable, otherwise the ATV will be prohibited. After market exhaust of any kind is prohibited. Joy riding around the park roads & ditches is prohibited.
Kids under the age of 12 years old require an adult while operating golf carts or ATV’s. Joy riding around the park is prohibited. The golf cart or ATV should not exceed the allowed person capacity while driving. Any loud-noisy-fast-disruptive golf cart or ATV will be banned.

Approval from Tall Timber Lodge management must be obtained prior to undertaking any construction or upgrades on your site.
Any dock construction or installation must be approved by Tall Timber Lodge management.
We encourage landscape upgrades to your site, including tree & shrub planting. Flower beds and grass seeding welcome. Please contact management prior to digging to avoid damage to water lines.
Tenants staying beyond their first season will be required to fully skirt in their trailer with plastic lattice or acceptable alternative. Pressure-treated lumber is to be used for any decks, skirting etc. Plywood skirting is not acceptable.

A $600.00 non-refundable deposit is required by September 30th of each year to reserve your lot for the following season.
If you do not require the lot for the upcoming season, you must remove trailer & belongings & vacate Tall Timber Lodge property by September 30Th. You must take all contents from your lot when you leave. A clean up fee will apply if anything is left behind that requires cleanup or removal by Tall Timber Lodge.

Pets are to be kept on a leash at all times and not allowed to wander freely. Pets are not allowed in the playground area. Owners must clean up after them.
Dog runs or fenced pet areas are not permitted.

Open 7 days a week 9 AM – 9 PM
No life guard on duty swim at your own risk
Children 12 & under must be accompanied by an adult
No smoking or vaping, no pets, no sunflower seeds, no glass within fenced pool area.
No food or beverages on pool deck
Due to shallow water absolutely no diving
Running is not allowed on the pool deck
Remove all toys from the pool when leaving. Do not leave any diving sticks or toys on the pool floor.
Proper swim wear required by all swimmers.
Children must wear water-proof diapers
Pool for use of registered tenants & guests only.
Please do not leave any toys at the bottom of the pool when you are finished swimming as this causes damage to the filtration system if sucked up, and an inconvenience when going to vacuum the pool.

Personal property storage or hoarding on Tall Timber Lodge property of any non-summer RV related equipment is not permitted. All personal belongings must be stored inside your shed and not on the ground visible to other tenants. Anything left outside in a non-acceptable manner will be disposed of by Tall Timber Lodge. It is your responsibility to keep your lot clean, tidy and visually representable.
Winter Storage of unit on site at no charge with $600.00 non refundable lot deposit.

All yards must be kept in a clean and orderly condition. Grass must be cut on a regular basis. Tenants not maintaining their lot in a satisfactory manner will have 7 days to correct the problem after notification. A maintenance fee will be charged to campers neglecting their campsite.
Refrigerators must not be in view on any site, they must be placed in an enclosed area.
Outdoor clothes lines are not permitted.
Christmas lights must be removed by May 15th.
Only ONE storage shed per lot of either PVC or wood construction with vinyl siding. Low quality metal sheds DO NOT qualify. Prior approval is needed before any shed is placed on the lot.
Absolutely no tree or bush cutting and/or trimming allowed without the approval of Tall Timber Lodge management.

Docks owned by waterfront tenants are for the exclusive use of the tenant renting the waterfront lot. Water front tenants who are authorizing use of their dock, by another party will be subject to an increased lot fee.

Any trailer sales on Tall Timber Lodge property require the consultation & prior approval from Tall Timber Lodge Management. There is no guarantee that any unit may be sold on Tall Timber Lodge property. If approved, a lot transfer fee will apply.

The park may be used on a year-round basis however the roads will not be maintained or cleared of snow.

Visitors with truck campers, tents, tent trailers, motor homes or camper vans staying overnight must pay a per night camping fee. Approval & registration prior to arrival is required. Check out is noon.
Visitors are required to pay for boat launch and docking fees as required.
Lot tenants are responsible for the conduct of their guests and financially liable for any damage they may cause.
